For our purposes North Downtown area includes several areas north of the downtown core including Newton, Novena, Balestier Rd and Kovan. Hotels in these areas are for the most part budget hotels but there are several very fine 3 and 4 star hotels that offer excellent value for money for those who don't mind not being Orchard Road. Below is a brief overview of the various areas.

Balestier Road. Whilst not a new area (Balestier Rd itself is over 160 years old) the area is just now coming into its own as businesses move into the area looking for less expensive office rent. Well served by the SBS (Singapore Bus) Balestier Rd is not only convenient to Suntec City and Orchard Road but also much closer to Chiangi airport making it an interesting option for transit visitors who don't want to overnight in the airport.

Newton and Novena. With Singapore MRT stations at Newton and Novena these two areas are becoming increasing popular as residential areas making a stay in these neighbourhoods more comfortable and with the MRT, very convenient.

Kovan. Quite a ways out along Upper Serangoon Rd., this area is developing commercially as businesses looking for less expensive land move their operations. Currently most hotels in this area are budget hotels catering to local businessmen and visitors on a very tight budget. FYI, in order to remain objective, hotels are listed in alphabetical order, we don't favor any hotel for any reason.
